Q: Can I keep using my lake place while it’s on the market?

“When you enjoy your property, that markets your property,” he explains.

What’s key is to communicate with your agent, he says. Weekends are the prime times for showings, so maybe you could use the cabin mid-week, Drew suggests. Or keep using it on the weekends and let your agent know when you’ll be out on the water for an extended period or out to dinner. Those are times that a showing or two can be fit in.

Drews sees a benefit to letting potential buyers see the cabin in action, especially if it’s a seasonal property: “You want to illustrate just how much fun you can have.” The towables on the dock, fishing tackle in the garage and sand toys on the beach give concrete examples of how the property can be used.

Some people choose to close up their property, following the advice to declutter and depersonalize generally given for year-round homes. Yet, “there’s nothing more depressing than showing a lake home that’s been buttoned up,” Drews says.

“You can feel the fun in a lake place that’s loved and gets used.”
